James Simonik and partners have extensive remodeling and new construction experience. James Simonik with a degree in Marketing and a real estate license has spent most of his 20 year career doing upper level remodeling and new construction. He brings his hands-on experience in all aspects of remodeling and new construction. His years of being in the field and his own personal relationship working with a team of experts in all areas of construction will pay off in this venture.
Our goal is to find properties suitable for the first time homebuyer and the 55-and-older market at a cost under $100,000. Utilizing under-valued and foreclosed properties, we clean them up and sell them slightly lower than other properties on the market for a fast turn-around. Past projects have been numerous condos, town homes, and single dwelling homes. We choose properties requiring minor cosmetic work, such as new painting, carpeting, new tile work in the kitchen and/or bathrooms, or new kitchen cabinets. Some homes may require a new roof or new windows. This will allow us to put the property on the market and flip with efficiency and speed. Properties are listed immediately after completion and are sold on the average within 60-90 days. The government stimulus incentives continue to help us in this venture.
We will research and review approximately 25-30 properties per week. The goal is to do multiple projects with the aggressive intention of flipping one per week. Using top selling professional real estate brokers and agents to sell helps ensure success for a long term relationship with you.
